Moss, mould and loose coating cleaned off.

Cracked or porous tiles swapped out.

Tile or metal: what’s different
Tile (concrete and terracotta): clean, replace broken tiles, rebed and repoint the ridges, then recoat. Concrete tiles lose their surface coat and start soaking up water, which is why the recoat matters.
Metal: clean, treat rust, replace failed screws, reseal laps and flashings, then recoat. Near the beach, fixings rust first, so that’s where I look hardest.
Rebedding & repointing, explained
Ridge caps sit along the top and hips of a tile roof. Over the years the bedding breaks down and the pointing cracks, letting wind-driven rain in. In a big storm, loose caps can lift.
Loose caps come off, they’re re-set on fresh bedding, and the joins are repointed.
Coatings and colours
The coating protects the roof from sun, salt and rain, and changes the look of the whole house. The coating system for your roof is named in your quote.
Leaks, storm damage and gutters
A drip in the ceiling is rarely where the problem starts. I find the real entry point, photograph it, and fix the cause: cracked or slipped tiles, failed pointing, rusted sheets or screws, leaking valleys. Gutters are cleared, resealed and repaired.

A typical 240 m² Gold Coast roof is around $4,700–$6,500 inc GST.
What “per m²” means: roof rates are per square metre of roof area, not floor area. A roof is usually bigger than the house footprint, because the pitch adds slope length and the eaves overhang the walls.
What changes it: pitch, storeys, tile or metal, and any repairs. Your fixed price comes in a written quote after the inspection.

Product warranties come from the paint or coating manufacturer (I’m a trusted Wattyl, Dulux and Taubmans installer), subject to their terms and registration. Roof restoration questions
How long will a restored roof last?
It depends on the roof’s condition, the coating system and how exposed your home is. Your warranty years are set out by roof history on the warranty page and in your quote.
Is restoring cheaper than replacing?
Usually, as long as the roof is structurally sound. If replacement would be the better call, I’ll tell you.
Can I change the roof colour?
Yes. You choose the colour from the range in your quote. Lighter colours reflect more heat.
Do I need to be home?
No. I need access to the roof, an outdoor tap and somewhere to park the ute.
What if it rains mid-job?
Coatings need dry weather, so I plan around the forecast. If rain hits mid-job, I make the roof watertight and come back when it’s dry.
Will walking on the tiles break more?
I walk the roof carefully.
